Eve Wengler Nichelini is a Senior Associate in the Firm, specializing in the fields of real estate law, land use litigation, commercial real estate litigation and environmental law, representing clients in matters ranging from land use entitlements, contract disputes, lease disputes and zoning enforcement.  Ms. Nichelini has represented a wide range of clients, including Native American tribal governments, retail, office and industrial center owners, and real estate developers.  Ms. Nichelini practices in a wide range of transactional matters, including negotiation of real estate and redevelopment agreements, negotiations of real property transactions, commercial leasing and representing clients in land use, commercial real estate and environmental matters.

Ms. Nichelini has extensive experience in land use entitlements, working closely with government officials, agencies, boards, commissions and community and neighborhood groups.  Her philosophy of forging relationships with civic and community leaders leads to cooperative working relationships and successful, efficient real estate development.  By bringing together diverse and often divergent groups early in the development process, Ms. Nichelini strives to avoid conflict, creating welcomed and sustainable design for residential and commercial developments.

Ms. Nichelini is accredited as a Leadership in Energy and Environmental Design Accredited Professional (LEED AP).  With this accreditation, Ms. Nichelini joins a select group of less than thirty LEED AP attorneys in Northern California. As a LEED AP, Ms. Nichelini has demonstrated a thorough understanding of green building principles and practices, as well as the application of those principles and practices to the LEED® Green Building Rating SystemTM, which is the nationally recognized and accepted standard for designing, constructing and operating high performance green buildings. 

As a member of a client's project team, Ms. Nichelini's LEED AP accreditation qualifies registered LEED projects for one point toward LEED certification.  As a LEED AP attorney, Ms. Nichelini advises clients on green building requirements related to site selection, project design, sustainable building and LEED certification, and customizes clients' contracts to incorporate green building standards and protect against disingenuous "greenwashing" standards and policies. 

Ms. Nichelini is a California native, born in Burbank and raised in the San Diego countryside.  She is a graduate of the University of San Diego School of Law.  Ms. Nichelini was an intern and law clerk for the United States Environmental Protection Agency and California Indian Legal Services, working closely with federal, state, local and tribal governments on issues of environmental and cultural resources protection.  She is a graduate of the University of California, Berkeley, where she earned a Bachelor's degree with a double major in Legal Studies and Native American Studies.

Ms. Nichelini holds a Real Estate Broker License from the State of California.
